Your New Construction Funding Source!!!
Fund Source is the LinkedIn Group that I started to match funders with fundees.
I represent a group of investors that have an office of financial analysts in London. They will lend or invest in New Construction projects of $10M or more. They have done so for huge projects like the new Bay Bridge and other projects around the world. The loan/investment amount can be for one project or a "portfolio" of projects.
The main criteria: (Please read ALL of this, as it's better than it sounds!)
130% assets as collateral to loan amount. In other words: you need to have a Future Valuation (appraisal) done to your project that shows that once it is completed, that it will be worth 130% of the loan amount. For example, a $10M loan needs a $13M valuation put upon it by an independent 3rd party. (Here in California, that's not too hard to do, even in this economy!) Then 2 years of good financials for both the company and it's owners.
